Large housing project proposed in Syracuse suburb with eye toward Micron housing boom
Onondaga, N.Y. – A developer is proposing to build a large mixed residential community to help fill the housing needs of new residents drawn to Onondaga County by Micron Technology’s massive semiconductor manufacturing project.
The 436-unit development would transform 92 acres of vacant land in the town of Onondaga into a mix of apartments, townhomes and single-family homes, according to a town board notice.
Stoneridge Residential Development will give an overview of its proposal and share preliminary renderings and market research at an informational meeting with the Onondaga Town Board at 7 p.m. Tuesday, Dec. 9, at Onondaga Town Hall.
The project would be built in phases across Ball Road from town hall. It would have entrances on Ball Road and McDonald Road.
The land is zoned residential, which permits single-family homes. A zoning change to planned residential would be required for the multi-family housing included in the proposal.
The proposal comes as county officials are encouraging developers to build more housing ahead of Micron Technology’s construction of a huge semiconductor plant in the town of Clay.
Micron is hoping to begin site work this month on the project, which the company says will create 9,000 direct jobs and an estimated 40,000 indirect jobs over the next 20 years. Memory chip production is expected to start by 2030, according to the company.
County officials expect the $100 billion mega-project in Clay and its associated spinoff developments to create a population boom, requiring the need for more housing.
According to the town board notice, the Onondaga development is in its “very beginning” design phase and residents will have the opportunity on Tuesday to provide early input to the developer and the board.
A public hearing will be held later, the board said. In addition, the town Planning Board will need to review the company’s plans, and the town board’s approval will be required for a needed zone change.

County property records show that a limited liability company named Stone Ridge Development, an affiliate of Capital District Properties of Saratoga Springs, bought the property for $200,000 in 2003.
Capital District Properties is affiliated with RichBell Capital, a privately held real estate development, construction and property management company. Its development group focuses on multi-family and commercial property development, according to the company’s website.
Syracuse.com contacted RichBell Capital President and founding partner William Hoblock for comment and received no reply.
