Trailblazers in development and design honoured at 12th PropertyGuru Asia Property Awards (Mainland China, Hong Kong, Macau)
From premium residences to forward-thinking retail and eco-conscious development, the awards celebrated excellence across various facets of Chinese real estate
BANGKOK, Thailand — The winners of the 2025 PropertyGuru Asia Property Awards (Mainland China, Hong Kong, Macau) were honoured during an exclusive luncheon and ceremony held on Friday, 12 December 2025, at The Athenee Hotel, a Luxury Collection Hotel, Bangkok.
The 12th edition of the awards celebrated various real estate segments, including landmark commercial towers, next-generation retail destinations, and luxurious homes. The accolades also recognised ESG initiatives and outstanding contributions from leading property developers, joint ventures, and design practices throughout the Chinese property markets.
The PropertyGuru Asia Property Awards (Mainland China) set high benchmarks in development and design this year. Xiamen Wan Xia Tian Cheng Real Estate Development Co., Ltd. set a new standard with King One, winner of Best Landmark Development (Mainland China).
The retail segment across the mainland saw great competition, with CAN Design scoring the Best Retail Development (Mainland China) title for JLC. Lead8 claimed Best Retail Architectural Design (Mainland China) for Shanghai Qianwan Incity Mega and Best Retail Interior Design (Mainland China) for Nanjing Jinling Place.
The 2025 PropertyGuru Asia Property Awards (Mainland China) also accoladed architectural innovators such as Benoy, winning Best Mixed Use Architectural Design (Mainland China) for Nanjing Alibaba Center, and Sybarite Architects, winning Best Completed Retail Architectural Design (Mainland China) for SKP Wuhan. J&A Design was awarded Best Office Interior Design for Shanghai Midea Global Innovation Park.
Buoyed by strong performance across multiple categories, Henderson Land Development Company Limited was crowned Best Developer at the 2025 PropertyGuru Asia Property Awards (Hong Kong and Macau).
Sustainability took centre stage this year, with Properties Sub F, Limited (Joint Venture of Hongkong Land Group & Shun Tak Development Limited) achieving a double victory, winning the Sustainable Design Award and Sustainable Construction Award. Properties Sub F, Limited also won Best Green Commercial Development (Hong Kong and Macau) for the One Central Macau Revamp.
Henderson Land further excelled with wins for 33–47A Elgin Street, Best Condo Development (Hong Kong) and Highwood – 70 To Kwa Wan Road, Best Mixed Use Development (Hong Kong and Macau). The company also earned joint wins with New World Development Company Limited for The Legacy – 8 Castle Road, Mid Levels, winning both the Best Completed Ultra Luxury Condo Development (Hong Kong and Macau) and Best Ultra Luxury Condo Interior Design (Hong Kong and Macau) titles.
Xiangyuan Property Development Limited impressed with The Zenith, winning Best Lifestyle Condo Development (Hong Kong and Macau) and Best Clubhouse Interior Design (Hong Kong and Macau).

The winners from Hong Kong and Macau were selected by an independent panel of judges composed of Paul Tse, president of the Macao Association of Building Contractors and Developers; Bernie Devine, senior regional director, Asia Pacific, Yardi Systems, Inc.; Gregory Ku, Independent Property Professional; Jimmy Wardhana, co-founder and principal architect, JWCC Architecture Co. Ltd; Kam Hung Yu, past president, The Hong Kong Institute of Surveyors; Sr Edmond Yew, senior vice president, Lai Fung Holdings Limited; and Vincent Cheung, founder and managing director, Vincorn Consulting and Appraisal Limited.
