Vision for sustainable 194 homes development at Hill Street Dundalk unveiled

Property development company, Cabriz Ltd, says it is pleased to announce the submission of a planning application for an innovative residential development at Hill Street, Dundalk.

This landmark project comes, it says, at a critical time when the housing crisis demands swift and thoughtful action, and that its proposed development aligns with both local and national housing policies, delivering much-needed homes while adhering to sustainable and inclusive design principles.

The proposed development features:

  • Diverse Housing Options: 194 homes ranging from one to three bedrooms. These include duplex-style homes and apartments, ensuring a variety of housing types to meet the needs of individuals, families, and first-time buyers. Cabriz  believes this diversity fosters a vibrant and inclusive community.
  • Integrated Amenities: A purpose-built childcare facility with 44 spaces, catering to the needs of young families within the community.
  • Sustainability and Accessibility: The project incorporates green roofs, energy-efficient design principles, and adherence to Universal Design standards, ensuring inclusivity and comfort for all residents.

Situated on a 3.05-hectare site between Hill Street and Avenue Road, the development’s design prioritises:

  • Connectivity: Integration with Dundalk’s existing greenway, providing pedestrian and cyclist-friendly routes to nearby amenities, including local retail centres and public transport hubs. A public walkway will be delivered through the site, maintaining and upgrading the existing greenway to create a seamless link between Hill Street and Avenue Road.
  • Public and Communal Spaces: Over 20% of the site is allocated to open and recreational spaces, including riverside walkways, natural play zones, and informal sports areas along the Blackwater River.
  • Flood Mitigation: The development includes a dedicated overflow area for the Blackwater River, demonstrating a proactive approach to environmental resilience.

Cadiz Ltd says that the planning application has been prepared following extensive pre-planning discussions with Louth County Council, which it adds have ensured that the proposed scheme aligns with local development objectives and incorporates feedback from key stakeholders. The project has been developed in collaboration with a team of experienced consultants, including Douglas Wallace Architects, OCSC Consulting Engineers, and Stephen Ward Town Planning & Development Consultants Ltd.

Recognising the importance of dialogue with local stakeholders, Cabriz Ltd says it is committed to maintaining open communication with neighbours, local representatives, and community groups throughout the planning process. A dedicated point of contact will be available to address queries and provide updates.
